CARMEN Corporate Real Estate Advisors, LLC was built on the idea that companies who occupy space deserve the same level of advocacy that landlords have always had.

For more than 30 years, we’ve stayed exclusively on the tenant’s side of the table — never representing landlords, never splitting our loyalty. That independence is why clients trust us with decisions that affect millions of dollars and years of operations.

Today, that same philosophy extends beyond transactions. We help organizations think through real estate strategically — as a driver of cost, flexibility, and growth — with tenant representation as one part of a broader advisory relationship.

As an office and industrial tenant advisor with over 30 years of experience, CARMEN is dedicated to representing tenants exclusively. This “Tenant Only” model sets us apart from traditional brokers and allows us to prioritize your needs without competing interests from landlords or fellow brokers. Our approach eliminates any conflict of interest that may arise when traditional brokers represent both tenants and landlords in lease or building purchase transactions.

Chris Carmen

CEO

Chris Carmen is the Founder and President of CARMEN, an independent corporate real estate advisory and tenant representation firm that helps office, industrial, and retail occupiers make smarter real estate decisions throughout the United States.

Chris began his commercial real estate career in 1985 with Duke Realty Corporation, where he held progressively responsible positions in office and industrial leasing before becoming Vice President of Duke Realty Corporation's Indiana Office Group. In 1993, he founded Carmen Commercial Real Estate Services with a vision of creating a firm dedicated exclusively to representing tenants and corporate occupiers—eliminating the conflicts of interest common among traditional full-service brokerage firms.

Over the past 40 years, Chris has completed more than 1,100 commercial real estate transactions, representing organizations ranging from entrepreneurial businesses to multi-location corporations. His experience spans office, industrial, retail, healthcare, and corporate real estate portfolios across more than 38 states. He advises business owners and executives on portfolio strategy, lease negotiations, site selection, occupancy cost reduction, workplace planning, and aligning real estate decisions with long-term business objectives.

Chris has earned a reputation for providing objective, data-driven advice while serving as a trusted advocate for occupiers in complex real estate transactions. His consulting approach combines strategic planning with transaction execution, enabling clients to make informed decisions that reduce risk, control costs, and support organizational growth.

Beyond his professional practice, Chris has been an active leader in Indiana's technology and business communities. He was a founding board member of TechPoint (formerly the Indiana Software Association and Indiana Information Technology Association), serving on its Board of Directors from 1999 through 2008. He also served on the board of the TechPoint Foundation, a venture philanthropy organization dedicated to expanding science, technology, engineering, and mathematics (STEM) education opportunities for underserved students throughout Indiana.

A native of Chicago, Chris earned bachelor's degrees in Finance and Business Administration from Elmhurst College. He is the author of How to Search and Negotiate Office Leases and The Office Relocation Planner, practical resources that have helped business leaders better understand commercial leasing and relocation strategy.

Throughout our 30+ years history, we’ve only represented tenants. Leveling the playing field by providing companies with commercial real estate expertise that meets and often exceeds the landlord’s own skills.

Philosophy

Recognizing that it is impossible to serve the interests of both parties in a real estate transaction, each side has conflicting objectives, CARMEN Commercial Real Estate Services was established with a singular focus of representing the interest of tenants only…. never landlords and never real estate brokers with competing interests.

CARMEN does not represent landlords or sellers of commercial property. CARMEN focuses on representing only tenants and buyers of office and industrial property, therefore, avoiding the inherent conflict of interest that occurs when commercial brokers represent the interests of both tenants and building owners. This competitive strength is compelling and easily recognized by tenants and buyers of commercial property as being significant factor in the quality of service gained by engaging CARMEN.
